AI search for UAE real estate

An investor abroad asked AI which Dubai developer to trust. It named someone else.

Most buyers of UAE property research from another country, and a growing share start by asking an assistant. The head questions are dominated by the largest developers and the portals. The specific questions, a buyer nationality, a particular community, delivery records, Abu Dhabi or Ras Al Khaimah, are far less contested. That is where mid-tier developers and brokerages can win.

The moment

Where the shortlist is decided

An investor in Mumbai is comparing off-plan projects in Dubai. Before he speaks to any broker, he asks an assistant which developers have delivered on time, which communities suit rental yield, and which brokerages work with Indian buyers.

The brokerages named in those answers get the enquiry. In our research, the "best broker" answers came almost entirely from brokers ranking themselves first, which means assistants have no neutral source and the most assertive list wins.

which off-plan developers in Dubai have a good record of delivering on time for foreign investors

The assistant names a few developers, often drawing on broker blog posts that rank projects and on a small number of track record pages. Delivery record is the question buyers care about most, and very few developers answer it themselves.

The sources

Where AI gets its picture of you

Broker blog listicles

"Best off-plan projects" and "top brokerages" posts written by brokerages are among the most retrieved pages for buyer questions.

Portals

Bayut and Property Finder hold the listing and agency directory layer, and their editorial content is retrieved for many questions.

Track record data

Pages with per-developer delivery histories answer the "is this developer reliable" question directly. Few exist, and they are cited when they do.

Community and project pages

Readable, factual pages for each community and project, answering the questions buyers from a specific country ask.

Property and business press

Independent coverage of launches, handovers and market data corroborates a developer's claims.

Regulator records

RERA and DLD registrations give a model a way to verify that a broker or developer is who it says it is.

The rules

Within Trakheesi and advertising permit rules

Real estate advertising in Dubai requires permits, and content that names specific units or prices can fall under those rules. AI visibility work for developers and brokerages has to respect that. We focus on factual, evergreen content, entity accuracy and third-party coverage, and flag anything that needs a permit before it is published.

What we find

The three gaps we see most

01

Competing on head terms only

"Best developer in Dubai" is owned by the biggest names. Specific questions from specific buyers are where a mid-tier firm can be the answer.

02

No delivery record on your own site

Buyers ask whether you deliver. If you do not publish a clear, factual record, the answer comes from someone else, or not at all.

03

Translated content that answers no one

Pages translated for each market but written for none. Buyers from different countries ask different questions, and the pages that win answer them directly.

How we start

Same method, your category

We are not a real estate agency. We help UAE companies become the answer AI assistants give, and every engagement starts the same way: a conversation about your business, then a look at what ChatGPT, Gemini, Perplexity, Claude and Google AI Overviews actually say when your customers ask. We show you the answers, who gets named, where the assistants get their information, and what we would change.

We are in Dubai and would rather meet in person, anywhere in the UAE.

Questions

Asked and answered

How do Dubai real estate developers get recommended by ChatGPT?

By being the clearest source on the questions buyers actually ask: delivery record, community details, the practicalities for buyers from specific countries. Plus consistent entity facts across the portals, RERA records and press. Head terms are hard; specific questions are winnable.

Can a brokerage compete with the big portals in AI answers?

On specific questions, yes. Portals win broad searches. A brokerage that answers a particular buyer's questions better than anyone, for a particular community or nationality, can be the source an assistant cites.

Does AI search content need a Trakheesi permit?

Content that advertises specific properties can. Evergreen, factual content about communities, processes and your track record usually has a different status, but we flag anything that may need a permit and your team decides.
